Why does the contract show a deposit of 50 EUR if I have paid 100 EUR?
The contract title page indicates the amount of the deposit per place and the amount of the rent charge for the whole room. If you change your occupancy in the room (e.g. start using the whole room instead of a place), the deposit you actually paid will change, as well as your rent charge. You will not have to sign a new contract or change your contract as the deposit and rent charge indicated on the contract title page will not depend on your current occupancy in the room.
Why will I have to give an advance notice of 30 days if I want to terminate the contract?
Termination of the contract can be initiated in e-kyla after logging in to the system with your identity card. You cannot request termination of the contract if you log in to e-kyla with just your password. If this is not possible, the respective application can be filled in either at the Hall Manager's office or in the Housing Department. You will have to give an advance notice of at least 30 days before the termination of the contract, also when moving within the same hall or from one hall to another. The advance notice period is required for finding a new tenant.
Where and when can I pick up keys to my room?
You can pick up your keys from the receptionist or the superintendent of the residence in which your room is located. You can do this starting the date from which your lease starts to run. There is no obligation to do this on the first day of your lease – your keys will be there for you and you can pick them up at your convenience on a later date. During office hours on a business day, the keys will be with the superintendent. In evenings or at weekends, you should ask the receptionist. If your room is in the residence at 14 Tiigi St., your keys will be waiting for you in the residence at 14 Pepleri St.
I am currently living alone in my room. I would like to change the single-occupancy status of my room and to take a friend as my roommate. If this is not possible, I would prefer to continue as a single occupant. Do I have this option?
It is possible to renounce a place in your room in favour of another person. If you wish to do that, you should draw up a corresponding free-form application and give it to the person you would like to share the room with. The application will serve as the basis for us to execute a lease for a place in your room with the person you have named in the application.
